Owning a home is a huge responsibility. While it’s a lot of fun and a great accomplishment – there still are a lot of tasks that you have to do.
Minor maintenance can seem like a drag. However, performing small tasks can really pay off long term.
Getting into the habit of monitoring your home and addressing small problems can help prevent big problems. This will save you money on the long term.
But, getting control of your home maintenance can be overwhelming. So, to help you get started, I have compiled a list of annual home maintenance tasks!

Annual Home Maintenance Tasks
Vacuum refrigerator coils
There are coils behind your fridge that connect to the wall. These coils can get covered with lint, hair, and build up over time. Use a vacuum hose to remove build up and save on power bills.
Gently pull out your fridge and stick your vacuum hose back there to get out the build up. This will help the fridge to run more efficiently!
Deep clean your house
Deep cleaning means cleaning everything – floor boards, molding, the tops of cabinets, under furniture. You can do this all at once or break it up.
Consider breaking up your cleaning room by room or task by task, such as all the vacuuming, all the dusting, etc.
Clean out your gutters
When gutters get clogged with leaves and debris, it can lead to flooding and roof damage. Once a year, clean them out.
If your roof is very tall or you are uncomfortable with this task, hire a professional.
Have your HVAC serviced
Your HVAC will last a lot longer if you keep the fluids topped and the whole thing clean. This helps it run efficiently and last for more years.
An annual service will also help to identify any problems before they become major. Book this before peak air conditioner or heat time to avoid long waits.
Examine and repair window screens
Screens are great but can get holes over time. Examine yours occasionally. You can patch small holes or you may need to replace damaged screens.
Clean up landscaping
While you are probably mowing and edging a lot, there is some larger lawn maintenance to do annually. This might include cutting back trees, removing unwanted plants, or adjusting hardscaping. You might need to replace mulch or pine straw.
Stay on top of your landscaping to avoid your yard quickly escalating into a big mess.
Check attic roof for water damage
Go inside your attic and check the underside of the roof for any signs of new water damage. If you see anything, you might need a roofer to come out and inspect the problem.
Check caulk around toilets and tubs
Caulk around toilets and tubs can crack over time. You don’t want moisture getting in there and leading to mold or leaks.
Use a knife to remove old caulk and replace it for a crisp look and tight seal.
Replace damaged weather stripping
Weather stripping is the rubber strip on doors and windows that helps to keep the breeze out. If you feel cold or heat through a closed door, the stripping might be bad.
Luckily, this is cheap and easy to DIY replace. Simply pull it out and add fresh stripping!
Have your chimney swept
If you burn a wood fire, you should get your chimney swept and cleaned. This can prevent dangerous build up that could lead to smoke or gases getting inside your home.
